Our Home Buyer Service Includes:

1. Analyze the price of the home.

2. Prepare a competitive market analysis when necessary to establish value.

3. Determine if the price is fair and reasonable.

4. Select the price to offer for the home.

5. Prepare your offer to purchase.

6. Present the offer on your behalf as a BUYERS AGENT, with ABR Certification.  ABR is the "Accredited Buyers Representative" designation.

7. Purchase the home at the lowest price possible for you!

8. Negotiate to have the seller pay all allowable costs.

9. Negotiate to have appliances included in the sale.

10. Negotiate to have all repairs paid for by the seller.

11. Request a Homeowners Warranty to be paid by the seller.

12. Coordinate with lender to complete financing.

13. Prepare and finalize all paperwork for closing.

14. Help you with the sale of your previous home if needed.

15. Follow-up to make sure you're happy with your new home!

We use a standardized Buy and Sell Agreement form issued by the Macomb County Board Of Realtors.  We also use standardized board forms for our transactions.  

We will make sure that your rights are protected in the purchase agreement, and in all of the other necessary paperwork.

We ask the seller to pay for your closing costs! You don't necessarily have to pay all of your closing costs with cash at the closing, the seller may absorb a substantial amount of these costs.  We've had offers accepted where the seller pays up to 5% of the sale price in costs for the buyer.  You can effectively roll this expense into your mortgage, and save your cash for improvements, furniture etc.

A good home inspection can save you thousands of dollars in hidden repairs that you may not see upon your initial showing. An inspector can help you determine the life expectancy of the mechanical operation of the home.
